When I first started out in surveying, clipboards and tape measures were standard tools of the trade. Fast-forward to today, and the landscape looks very different. The tech now available to us is nothing short of extraordinary - drones, 3D scanning, thermal imaging, even AI. These innovations have changed how I work for the better: surveys are faster, the data is richer, and the insights I can provide are far more detailed than ever before.
But let me be clear - no matter how advanced the tools become, the surveyor’s judgement, experience and intuition remain absolutely essential. I’ve seen it first-hand: technology doesn’t replace us, it enhances what we do.
Drones: A New Perspective from Above
I love that we now get to use drones regularly, particularly for inspecting roofs or areas that are tricky or unsafe to access manually. They give me a bird’s-eye view and can quickly capture high-resolution images of places I wouldn’t be able to see otherwise without scaffolding or ladders.
But flying the drone is only half the job. What I find is that interpreting those aerial shots takes training and context. A drone might show a cracked chimney stack, but it’s up to me to assess the severity and cause. That’s where experience kicks in - you’ve got to know what you’re looking at and what it means for the property and the client.

3D Scanning: Precision in Every Pixel
3D laser scanning and LiDAR have genuinely transformed how I capture a site. The level of detail is astonishing - it’s like freezing a moment in time and being able to walk through it virtually later. I’ve found this especially useful in renovation projects and with older properties where accurate dimensions and layouts are critical.
Still, setting up the scanner and ensuring the data is usable isn’t a case of pushing a button and walking away. I need to understand what areas are most relevant to capture, how to position the equipment, and - most importantly - how to make sense of the data afterwards. It’s my job to turn that point cloud into practical, actionable advice.
Thermal Imaging: Seeing Beyond the Surface
I’m a big advocate of thermal imaging. It allows me to identify problems that just aren’t visible to the naked eye - things like damp spots, missing insulation, or unexpected cold bridges.
That said, thermal cameras pick up all sorts of heat variations, and not all of them signal a defect. What I find is that interpreting these images requires experience. I have to factor in the building materials, recent weather conditions, and even how the property is used day-to-day. Without that, it’s easy to draw the wrong conclusions.

Artificial Intelligence: Data With a Dose of Caution
AI is another tool that’s beginning to play a role in our world. I’ve seen systems that can scan reports, highlight patterns or anomalies, and even predict potential future issues based on historic data. It’s impressive - and it certainly helps streamline parts of the job.
But here’s the catch: AI doesn’t understand nuance. It can’t walk through a home and get a gut feeling that something’s not quite right. It doesn’t know when to reassure a worried buyer or when to dig deeper based on a hunch. That’s where I come in. My judgement - built from years of on-site experience - is what turns that raw data into something meaningful.
The Human Element: Always at the Centre
Technology has changed how I work, but it hasn’t changed why I do it. My role is to provide clarity and confidence to my clients. That means interpreting data, applying relevant standards, and - perhaps most importantly - explaining findings in a way that people can actually understand and act on.
These new tools are brilliant, and I wouldn’t want to go back. But they’re only as good as the person using them. In my experience, the most effective surveys come when human expertise and technology work hand in hand. That’s when we get the best results - for homeowners, developers, and professionals across the built environment.
The future of surveying? I see it as smarter, more efficient and more insightful - but still deeply personal. And I think that’s exactly how it should be.
